  • Request a letter from the previous Landlord, asking if the dog or cat was well-mannered and nice. Ask if there were any problems with cleanliness when they vacated the property. If these tenants are new to the rental market, and a lot of them are, get references from previous neighbors.
  • If it is a dog, request any certificates from an obedience school or even a reference from the veterinarian showing the dog has an amenable personality and can obey its owner.
  •  Get vaccination records and you might even request the animal be spayed or neutered. This can alleviate the possibility of disturbing any neighbors because an animal in heat can be awfully noisy! It also shows the tenant is a responsible pet owner.
  • Ask them to bring the animal on a visit to the property before the lease is signed. As a property manager, it can help to show the client you have met the animal and can see for yourself if the animal is well behaved.
  • Always require a pet damage deposit on the lease. These deposits are usually non- refundable and it the best protection the owner of the home has in case there was any damage caused by the pet.

Most people regard their pets as members of their families. It is hard to imagine having to leave your furry friend behind, or relinquish him to a shelter, simply because the landlord didn’t like pets. This is becoming a huge, untapped market for rental properties.
