As the Arizona real estate market continues to heat up, KRK Realty and Management, a Scottsdale property management company, is leading the way with its innovative and personal way of bringing investors and tenants together. What credentials, interests or life experience or education has helped your company become so successful?

I have owned rental homes for the past 17 years and at one point I actually owned over 50! I currently own 30 homes right now so I have first-hand knowledge and a clear understanding of what it means to be the owner of several rental properties, not just a property manager. That is probably my greatest strength in the daily running of this management company. I have a Bachelor’s Degree in Accounting as well as my real estate brokerage license. My background actually was in accounting so that helps me maintain a proper oversight of the company’s Trust Accounts. All monies must be accounted for on a monthly basis and my accounting experience taught me the importance of monetary integrity. Personally, I have lived in the Phoenix area for over 20 years and I believe in my community. My clients are really my neighbors so I want to see them succeed. I also helped create a non-profit to support cycling in and around Phoenix.

What about industry memberships or certifications?
I hold an Arizona Department of Real Estate Broker’s License. I am a member of AZREIA. I am also a member of McCormick Ranch POA Architecture Review Committee, which is the largest POA in the county. That is invaluable because it gives me direct experience dealing with HOA’s. I am also a member of the Scottsdale Association of Realtors (SAAR) and an affiliate member of Southeast Valley Association of Realtors (SEVRAR) and an active Scottsdale Area Chamber of Commerce member plus an accredited BBB business.

KRK services many cities, is it a challenge to keep up with each city’s rules, statutes and laws?
The county has their own rental property rules as well as compliance requirements and each city has their own set of rules and if a property is in an HOA there is another set of rules. Our job is to know the rules, educate tenants and owners of the rules and ensure the properties stay within the rules. We streamline the rental property requirements so each owner does not have to deal with the compliance items. We review each property as it comes into our portfolio and complete the corrective compliance issues.

What does a typical day look like to you?
I wish I had a typical day! It begins when I awake typically before dawn, catch up on emails and anything that came in overnight. From then on it is a matter of balancing my long term goals with the day to day issues that arise.

What has been your greatest challenge as a property manager?
Property management is the sum of many small tasks. It is constant days, nights and weekends. The challenge is keeping up with the tasks, prioritizing them to best balance the needs of investor and tenant. When I started in property management 17 years ago, the cell phone was new. I am not sure how we all got along without cell phones and the World Wide Web, but to be successful today is not to look back, but to look forward and best utilize the services that are available. I am always investing in technology to help keep up with the constant tasks. Our tenants can now make online rent payments and also submit maintenance requests online. This not only benefits the owner, but the tenant as well. So it actually alleviates a lot of challenges we used to have.

What is your ultimate goal and dream for you and your company?
My goal is to grow my business and keep the personal touch of a small company. I was talking with one of my clients recently who has two rental homes. He has a full-time career in law and he had self-managed these two homes for years. We recently turned over one of his homes and his comment to me was, “I make more money with you managing my homes, even after your fee!” That is what drives me. I want to see each one of my clients realizing their dreams, and that is how I realize my own dreams too. I enjoy the personal interaction with my clients and that is something I will always maintain.
